Zimbabwe's Trusted Rental & Credit Platform

How ZimRentals Works

A transparent, secure, and smart platform — for tenants who want verified homes, landlords who want protected investments, and businesses that need reliable tenant credit data.

For Tenants

Find, apply and manage your tenancy with confidence

Step 1

Search Rent or Buy

Browse properties for rent or sale across Zimbabwe — Harare, Bulawayo, Mutare, Marondera, Victoria Falls and 20+ more cities. Use suburb-level autocomplete (e.g. 'Borrowdale') and filter by price, type, furnished status, bedrooms, pet-friendly, and more.

Step 2

Build Your Tenant Profile

Complete your ZimRentals profile with employment details, references, and your National ID number. That's all that's required at signup — your ID number is never shown to other users (only platform Admins can see it), and your physical ID document is only exchanged directly with a landlord once you match and are ready to sign a lease.

Step 3

Your ZimScore Matters

Your ZimScore (0–100) is built from your rental payment history, landlord reviews, and any filed reports. Every account starts at 10 and grows month over month while you're active on the platform — +10/month below 60, then +5/month up to 100. Every on-time payment and positive review pushes you higher — unlocking better properties and faster approvals.

Step 4

Apply With Purpose & Detail

Submit an application with your intended move-in date, purpose (residential or commercial), and number of occupants. Your message goes directly to the landlord for review.

Step 5

Sign Your Lease Digitally

Once approved, review and sign your lease directly on the platform. All terms, deposits, and payment dates are clearly documented, timestamped, and legally binding.

Step 6

Track Rent & Invoices

View all rent invoices, due dates, and payment history from your tenant dashboard. Download statements, track overdue amounts, and keep your ZimScore healthy — your rental record follows you.

Step 7

Log Maintenance Issues

Found a problem at the property? Submit a maintenance request from your dashboard. Track status updates until the issue is fully resolved — all communication is logged on the platform.

Create Tenant Account

For Landlords

List for rent or sale, verify tenants, and manage everything

Step 1

List for Rent or For Sale — Free

Choose whether your property is For Rent or For Sale when creating your listing. Listing is completely free during our onboarding phase: add 1 photo (automatically compressed under 1MB — no editing needed on your end), amenities, suburb, price, bedrooms, deposit, and furnishing status. Occupied or sold properties stay visible with a 'Let' or 'Sold' badge — you control visibility anytime.

Step 2

Verify Tenants Before Signing

Ask a prospective tenant for their National ID number and look them up under Verify Tenant by ID. You'll get a plain-English verdict — ZimScore, tenancy history, employer and reference contacts, an AI behavior summary, and any flags — all in one report. Their raw ID number is never shown to you; only platform Admins can see it.

Step 3

Review Applications in Detail

Every application includes the tenant's purpose (residential or commercial), number of occupants, intended move-in date, and a personal message. Approve, reject, or request more information directly from your dashboard.

Step 4

Generate Lease Agreements

Use ZimRentals' built-in lease templates. Set payment dates, deposit amounts, rental amount, and custom terms. Both parties sign digitally — fully documented, timestamped, and downloadable as PDF.

Step 5

Automated Invoicing & Demand Letters

Rent invoices are generated automatically each month. Track paid, unpaid, and overdue payments at a glance. Send a legally-worded demand letter with one click when rent is overdue.

Step 6

Manage Maintenance Requests

Receive and respond to tenant maintenance requests directly from your landlord dashboard. Assign service providers, update status, and keep a full history of all property issues.

Step 7

Report & Blacklist Problem Tenants

Had a bad experience? File a verified report — rent default, property damage, illegal activity. Approved reports reduce the tenant's ZimScore and protect other landlords across the platform.

Understanding ZimScore

ZimScore is Zimbabwe's first tenant reputation scoring system — and a reliable indicator of financial responsibility for any organisation that extends credit, employment, or services. Every tenant starts at 10. Their score grows each month they stay active on the platform (a current lease or a recent application) — dormant accounts hold steady rather than climbing automatically.

70 – 100

Excellent

Trusted. Consistent payments, positive landlord reviews. Green-light for credit and tenancy.

40 – 69

Average

Mixed history. Check record before proceeding. Further due diligence recommended.

0 – 39

High Risk

Multiple negative reports or missed payments. Proceed with extreme caution.

On-time rent payment → +5 to ZimScore
Positive landlord review → +5 to ZimScore
Employer verification confirmed → +3 to ZimScore
Late or missed payment → −5 to ZimScore
Approved negative report → −10 to ZimScore
Active dispute or violation → score held pending review

Platform Safety & Trust

How ZimRentals protects landlords, tenants, and business partners.

Identity Verification

A National ID number is mandatory on every profile before transacting — but it's only ever visible to platform Admins, never to other users or businesses. Physical ID documents are exchanged directly between tenant and landlord once they match and are ready to sign a lease.

Full Audit Trail

Every action — application, lease signing, payment, report — is logged and timestamped. Complete transparency.

Violation Reporting

Any user can flag suspicious listings or behaviour. Our moderation team reviews every report within 48 hours.

Landlord & Property Verification

Properties are reviewed before going live. Verified landlords earn a trust badge visible on all their listings.

Legal Lease Documents

All lease agreements are stored digitally, PDF-downloadable, and comply with Zimbabwe tenancy law requirements.

Dispute Resolution

Our moderation team independently reviews landlord-tenant disputes and issues binding, documented resolutions.

Data Privacy

Business API queries require explicit tenant consent. No data is shared without authorisation. Compliant with Zimbabwe Data Protection Act.

Dual Role Accounts

One account can hold both LANDLORD and TENANT roles. Switch roles instantly from your dashboard — no second account needed.

Listing Visibility Control

Landlords control whether occupied or sold properties stay visible publicly. Toggle AVAILABLE, OCCUPIED, or UNLISTED at any time.
